Sealing FAQs

  • Both protect your concrete, pavers, and masonry, but they serve different purposes:

    • Penetrating Sealer: Absorbs into the surface and provides invisible, water-repellent protection. Ideal for sidewalks, loading docks, warehouse entries, or brick areas where you want durability without changing the appearance.

    • High-Gloss Acrylic Sealer: Creates a visible “wet-look” finish that enhances color and adds shine. Often used on decorative concrete, showroom entries, or stamped concrete to improve both appearance and durability.

Both options protect against water, stains, and weathering—penetrating sealers maintain a natural look, while acrylic sealers enhance visual appeal.

  • Longevity depends on traffic and exposure. On average:

    • Penetrating Sealer: 2–3 years of protection

    • High-Gloss Acrylic Sealer: About 2 years under normal traffic
High-traffic areas, vehicle exposure, or harsh weather can shorten this lifespan, while low-traffic zones may last longer. We can recommend the best maintenance schedule based on your property’s needs.

  • We seal a variety of concrete and masonry surfaces, including:

    • Sidewalks, curbs, and entryways

    • Parking lot walkways and concrete islands

    • Decorative or stamped concrete plazas

    • Brick and stone pavers in courtyards or outdoor seating areas

    • Warehouse and loading dock concrete floors (for dust and moisture control)

If your property has concrete, pavers, or masonry exposed to weather, foot traffic, or staining, sealing can extend its life and improve safety.

  • It depends on the sealer:

    • Penetrating Sealer: Dries invisible; does not alter the look or texture.

    • High-Gloss Acrylic Sealer: Slightly deepens color and provides a wet-look finish.

If slip resistance or subtlety is a concern, penetrating sealers are recommended. For a high-end appearance, acrylic sealers provide a polished, professional look.

  • Yes. Sealing new concrete prevents water intrusion, staining, and early surface damage. We typically allow new concrete to cure before applying sealer to ensure optimal bonding. Early sealing protects your investment and reduces long-term maintenance costs.

  • Pricing depends on:

    • Total square footage

    • Type of sealer used (penetrating or high-gloss)

    • Condition of the surface (including cleaning or crack prep)

We provide free, no-obligation quotes with clear pricing. Preventive sealing is cost-effective compared to repairing or replacing damaged concrete later.

  • Minimal preparation is required. We ask that the area be clear of vehicles, outdoor furniture, and equipment. Our team will handle cleaning and surface prep to ensure proper adhesion. For active business sites, we can schedule work during low-traffic periods or after hours to reduce disruption.

    • Foot traffic: Typically within 24 hours

    • Vehicle traffic: Usually 48 hours for drive lanes and loading zones

We provide specific curing guidance based on weather and sealer type to ensure maximum durability.

    • Penetrating Sealers: No, because they don’t create a surface film.

    • High-Gloss Acrylic Sealers: Can be slick when wet on smooth surfaces, but we can add a non-slip additive to improve traction for walkways or high-traffic zones.

  • Yes. All of our sealing services come with a satisfaction guarantee. If any area doesn’t meet your expectations or requires touch-up, we will return promptly. Our goal is to protect your property and maintain its professional appearance for years to come.
