Quality service starts here

Welcome to TLC’s pricing page. Below we break down everything you need to know about how we price our services. We’ll explain what can make a job cost more or less, why some companies charge what they do, where our own prices typically fall, and how we ensure you get the best value. We’ll also cover common pricing questions, illustrate examples of service packages, and even discuss whether hiring out these tasks is worth it compared to DIY. Throughout, you’ll see that we prioritize honesty and clarity – with no hidden fees and no confusion. Let’s dive in!

Factors That Can Drive the Price Up

Some project conditions can raise exterior cleaning costs. Key factors include:

  • Number 1

Larger Size or More Surface Area

Bigger jobs require more time, labor, and materials. Cleaning large homes or many windows costs more because more water, solution, and effort are needed.

  • Number 2

    Complexity & Accessibility Issues

Hard-to-reach areas and complex designs increase costs. Upper windows, tricky gutters, or jobs needing lifts, scaffolding, or safety gear cost more due to added time and effort.

  • Number 3

    Heavy Dirt or Staining

Heavier buildup means more work. Tough stains, algae, or years of grime need extra passes or stronger treatments, raising labor and material costs—especially for first-time cleanings.

  • Number 4

    Premium Service Levels

Choosing full-service packages or add-ons raises cost. Cleaning interiors, screens, and frames, or bundling house, driveway, and deck washing, adds time and labor compared to basic services.

  • Number 5

    Urgency or Special Scheduling

Rush or off-hour requests can cost more. Next-day service, weekends, holidays, or emergency clean-ups may include surcharges for overtime or schedule changes.

  • Number 6

    High-Cost Locations

Location affects pricing. Big cities often cost more due to fuel, traffic, and permits. In our Ohio/Indiana areas, rates stay moderate, though travel or urban access can raise costs slightly.

Factors That Can Drive the Price Down

On the flip side, some factors can help lower our service costs.

  • Number 1

    Smaller or Simpler Jobs

Smaller, simpler projects cost less. A one-story home or short driveway takes less time and labor than a large property. Pricing scales with job size, so smaller jobs are more affordable.

  • Number 2

    Easy Access & Minimal Obstacles

Efficient jobs cost less. Easy access, ground-level work, and open areas let our team clean faster. Simple, unobstructed surfaces are cheaper than tight, labor-intensive spaces.

  • Number 3

    Routine Maintenance Schedules

Routine customers save more. Regular cleanings prevent heavy buildup, making each visit faster and cheaper. We also offer loyalty discounts for ongoing maintenance schedules.

  • Number 4

    Off-Peak or Flexible Scheduling

Timing matters. Peak demand hits in spring and summer, but scheduling in late fall or winter can mean better rates. Off-season specials help you save while keeping our crews busy.

  • Number 5

    Bundling Multiple Services

Bundle services to save. Scheduling window cleaning, pressure washing, and gutter clearing together is more efficient, cutting setup time and earning you a package discount.

  • Number 6

    Straightforward Conditions

Well-kept surfaces cost less. Light buildup or minor debris needs less time and treatment, while neglected areas or heavy stains require more work and raise the price.

Why Are Some Companies So Expensive?

Notice huge price gaps between cleaners? Here’s why some cost more.

  • Number 1

    Licensed, Insured, and Professional Staff

ChatGPT said: Licensed, insured pros cost more but offer peace of mind. Their training, safety coverage, and background checks add expense—but protect you from liability and ensure professional results.

  • Number 2

    Higher-Quality Equipment and Products

Professional-grade tools and products raise quality—and cost. Premium equipment and cleaning agents deliver better, safer results, reflecting the value of expert service and long-term protection.

  • Number 3

    Experienced and Well-Paid Technicians

Higher prices often reflect skilled, fairly paid workers. Experienced crews deliver better, safer, and more consistent results—quality that comes from investing in professional, reliable staff.

  • Number 4

    More Attention to Detail

Premium providers charge more for meticulous care. Extra time spent on detailed work—like hand-drying windows or double-cleaning stains—adds labor cost but delivers top-tier, white-glove results.

  • Number 5

    Established Reputation and Guarantees

High-demand companies often charge more for their reputation and guarantees. Their loyal clientele, waitlists, and satisfaction promises add value—and assurance you’ll get a flawless result.

  • Number 6

    Higher Overhead Costs

Big companies with high overhead—trucks, offices, ads, or franchise fees—often charge more to cover costs. Local businesses run leaner, offering similar quality at lower rates.

Why Are Some Companies So Cheap?

Beware ultra-cheap cleaners—there’s usually a catch.

  • Number 1

    No Insurance or Licensing

Extremely cheap services often lack insurance or licenses. If damage or injury occurs, you could be liable. Low prices can mean high risk—always choose properly insured professionals.

  • Number 2

    Cutting Corners on Quality

Cheap services often cut corners—using low-quality products, rushing jobs, or skipping details like screens and frames. The result looks fine briefly but lacks true, lasting cleanliness.

  • Number 3

    No Guarantees or Follow-up

Cheap providers rarely offer warranties or follow-ups. If issues arise, they’re often unreachable. Reputable companies price in service guarantees, ensuring accountability and customer satisfaction.

  • Number 4

    Inexperienced or Underpaid Labor

Ultra-low prices often mean underpaid, poorly trained workers. High turnover and inexperience can lead to slower work, mistakes, and lower quality results.

  • Number 5

    Bait-and-Switch Tactics

Beware of bait-and-switch pricing. Some low offers hide add-ons or “special treatments” that raise the final bill. Transparent companies give honest quotes with no surprise charges.

  • Number 6

    Minimal Overhead (Pros and Cons)

A low price isn’t always bad—it can mean a lean, efficient small business. But if it’s far below market rate, it may signal corner-cutting on insurance, quality, or safety.

Where Do TLC’s Prices Fall?

Prioritizing Value & Experience

TLC: Making It Easy positions its pricing in the middle of the pack – we’re not the most expensive option out there, but we’re also not going to compete with cut-rate, uninsured contractors at the very bottom. Our goal is to provide top value: a high standard of service at a fair, accessible price. We believe that investing in quality results and reliable service is worth it, and our pricing reflects that balance.

Industry Packaging & Service Level Variations

Pricing can vary because not all cleaning services are equal.

  • Number 1

    “Good, Better, Best” Tiers

Many companies use tiered pricing—basic, mid-level, and premium packages. Each includes more services at higher rates, so always compare what’s included before choosing.

  • Number 2

Bundled Services vs. À La Carte

Some companies bundle tasks, others price à la carte. At TLC, we bundle smartly for value—like including sill wipes with window cleaning—so you know exactly what’s covered and worth the price.

  • Number 3

    Quality results

Service terms vary by company. “Pressure wash,” “soft wash,” or “gutter cleaning” can mean different things. At TLC, we define each service clearly, so you know exactly what’s included.

  • Number 4

    Product or Quality Levels

Product quality impacts price. For sealing or staining, longer-lasting, industrial-grade options cost more but offer better protection. Always compare materials and warranties before choosing.

  • Number 5

    Included Extras vs. Add-Ons

Some companies include extras by default, while others charge for each add-on. At TLC, we bundle common-sense details—like flushing downspouts—so you get full value without surprise fees.

  • Number 6

    Service Frequency or Membership Plans

Membership or loyalty plans can change pricing. Some charge per visit, others per month for ongoing service. At TLC, we offer per-job estimates and discounts for recurring plans.

Lifetime Cost vs Initial Price

When comparing services, think long-term—quality cleaning saves later.

  • Number 1

    Preventing Expensive Damage

Routine cleaning prevents costly damage. Regularly washing siding, decks, and gutters stops mold, rot, and leaks—saving thousands in repairs. A little maintenance protects your home’s value.

  • Number 2

    Concrete Sealing = Long-Term Savings

Routine cleaning prevents costly damage. Regularly washing siding, decks, and gutters stops mold, rot, and leaks—saving thousands in repairs. A little maintenance protects your home’s value.

  • Number 3

    Avoiding “Neglect Penalties”

Neglect leads to higher costs. Overdue cleanings turn into restoration jobs needing more time or repairs. Routine upkeep prevents buildup and saves money long-term.

  • Number 4

    Home Value and Curb Appeal

Exterior cleaning protects your home’s value. Clean siding, gutters, and concrete boost curb appeal and resale price—an investment that can yield thousands in added value.

  • Number 5

    Health and Efficiency Benefits

Clean exteriors offer indirect savings too. Regular washing prevents mold-related health costs and improves energy efficiency by keeping windows and siding clear for better light and heat reflection.

  • Number 6

    Peace of Mind

Peace of mind matters. Regular maintenance reduces stress and worry—no surprises from clogged gutters or hidden damage, just confidence your home is protected year-round.

Seasonal Pricing Variations

Did you know seasonality affects cleaning prices and availability?

  • Number 1

    Peak Season (Spring & Summer)

Spring and summer bring peak demand for exterior cleaning. Schedules fill fast, and prices may rise slightly due to overtime or fuel costs. Booking early helps secure the best rates.

  • Number 2

    Off-Season (Late Fall & Winter)

Winter is off-peak for exterior cleaning, so scheduling is easier and rates may drop. We often run winter specials, though fall gutter cleanings peak with higher demand in October.

  • Number 3

    Weather Impacts

Weather affects pricing and scheduling. Rain, heat, or freezing temps can limit work hours or services. We honor quotes year-round but adjust scope as needed for safe, effective results.

  • Number 4

    Holiday Promotions

Watch for seasonal promos: holiday gift-card deals and post-winter cleanup specials (Nov–Dec), plus early-spring early-bird discounts. We update this page with offers and may suggest off-peak timing for best value.

How We Calculate & Quote Your Price

Wondering how we price your job? Here’s how TLC creates accurate quotes.

  • Number 1

    Initial Information Gathering

Getting started is simple. When you contact us, we’ll ask for your address, the service you need, and a few details—like home size, number of windows, or problem areas. The more info you share, the more accurate your estimate.

  • Number 2

    Online Research & Satellite Data

We often do a bit of research before quoting. Using tools like Google Maps, Zillow, and county records, we can check your home’s size, roof layout, and driveway area to create accurate remote estimates.

  • Number 3

    Database of Past Jobs

We use past job data to refine estimates. If your home is similar to one we’ve serviced nearby, we can reference real results—like window counts and time spent—for accurate, experience-based pricing.

  • Number 4

    In-Person Assessment (if needed)

Most quotes can be done remotely, but for large or complex projects, we offer free in-person estimates. We’ll inspect your property, note details, and provide a clear, no-obligation in-person quote.

  • Number 5

    Transparent Calculations

Our pricing reflects time and materials. Window cleaning is per window, pressure washing by square footage, and gutter cleaning by foot or labor hour. We’re transparent and show clear breakdowns.

  • Number 6

    Use of Online Booking

Our website’s online booking tool lets you enter your zip code for an instant estimate and schedule a service. A real person reviews every booking to confirm details and ensure accurate pricing.

  • Number 7

    No Surprises Policy

The price we quote is the price you pay—no surprises. If something unexpected arises, like extra work or hidden damage, we’ll discuss it first. Our quotes are clear, accurate, and honored.

FAQs – Pricing Edition

Frequently asked questions

We get a lot of great questions from homeowners and business owners about our pricing. Here are some common FAQs and their answers:

Question

Do you offer free estimates?

Yes – absolutely! All our quotes and assessments are free with no obligation. Whether we do it online or come out in person, we’ll give you a clear written estimate at no cost. We want you to have the information you need to make a decision, pressure-free.

Question

How do you determine pricing for your services?

Our pricing is based on the type of service, materials required, and the scope of the job. We provide transparent, upfront pricing before any work begins, so there are no surprises. Reach out to us to discuss specifics for your project.

Question

Are there any hidden fees in your quotes?

No, never. We pride ourselves on transparent pricing. The quote we give includes all labor, standard materials, and usual costs. We do not later tack on miscellaneous “fees” (you won’t see things like “fuel surcharge” or "booking fee" randomly added). If there’s a potential extra cost (for example, if you decide on an additional service, or if your location is outside our normal service radius), we will tell you up front. The price you agree to is the price you pay – no surprises.

Question

What if something takes longer than expected? Will my price go up?

Not for the agreed-upon scope of work. Our quotes are fixed prices for the described job, not estimates that we’ll change on the fly. If it takes us longer than we thought, that’s on us – we do NOT come back and ask for more money. The exception would be if there was unforeseen work outside the original scope (e.g., you ask us while on site to also clean an extra outbuilding, or we discover a whole side of the house that wasn’t included). In those cases, we’d discuss and quote first. But 99% of the time, the price stays exactly as quoted.

Question

Do you have any discounts or promotions?

We do offer various discounts. For example, we give a multi-service discount if you book multiple services at once (say window cleaning + pressure washing). Additionally, referrals (if you refer a neighbor and they book, you both might get a credit) and occasional seasonal specials (like winter rates or spring early-bird specials) are available. Follow our social media or newsletter to catch these deals. We believe in fair pricing year-round, but hey, who doesn’t like a discount now and then?

Question

How do I pay, and when is payment due?

We accept various payment methods – cash, check, and all major credit/debit cards. We also can take secure online payments via our invoicing system. Payment is due after the work is completed (NET 15). You don’t need to pay anything to schedule us (no deposit for standard jobs). Once we finish and you’re satisfied, we’ll provide the invoice. For special order materials (like a big sealing project), we might arrange a payment schedule (often 50% upfront and 50% on completion), but that will be clearly discussed beforehand. Again, for nearly all calls, you pay at the end. It’s part of our satisfaction guarantee – we don’t want a dime until you’re happy with the work.

No Hidden Costs – Our Transparency Promise

We’ve mentioned it before, but it’s worth emphasizing: TLC stands for transparent, honest pricing. When you hire us, you can expect:

  • Number 1

    Upfront Quotes

We provide detailed quotes that line-item the services and tasks included. You’ll see what you’re paying for each component. Nothing is vague.

  • Number 2

    No Surprise Fees

The price we quote is the price you pay—no hidden fees, surprise charges, or add-ons. Any changes are discussed and approved first.

  • Number 3

    Competitive and Fair Rates

We monitor local market rates to keep pricing fair. If costs change, we’ll notify you and explain why. You’ll always know what you’re paying for and why.

  • Number 4

    Transparency in Communication

We’re upfront about what’s needed—no upselling. If a cheaper option works, we’ll say so. Our goal is trust, not padding the bill.

  • Number 5

    No High-Pressure Sales

No gimmicks or pressure—just honest quotes and clear info. You decide when to move forward. Trust brings our clients back.

DIY vs Professional Service – Is It Worth It?

DIY or Hire TLC? A Fair Look at Both Options

Two-story ladders and roof work aren’t worth the risk. DIY can save money, but our pricing includes safety—trained pros, proper gear, no falls.

DIY washing can save money, but pros have the right gear and know-how. We clean safely and thoroughly without damage—tools and skill are included.
